ESR Group to develop fourth data centre in Japan

With 60 MW capacity by 2028.

ESR Group, one of Asia Pacific's largest real estate managers specialising in logistics hubs and data centres, has announced plans to develop a 60 megawatts (MW) data centre in Central Tokyo, Japan.

This is the group’s fourth data centre site in the Ariake, Koto-Ku region of the country.

The construction will commence in the second quarter of 2026 and is expected to be ready for service by the end of 2028.

ESR Group’s co-founder and co-CEO, Stuart Gibson, said Ariake development expands the company’s portfolio across Japan and APAC.

The group’s platform has a 1.5-gigawatt (GW) data centre pipeline in cities including Hong Kong, Osaka, Tokyo, Seoul, Sydney, Mumbai, and Singapore, said Gibson.

According to the company, it will provide hyperscale, cloud, and large enterprise clients with scalability and connectivity.

It is also expected to support workloads such as artificial intelligence and machine learning.

ESR is already developing three other data centre sites in Japan, including the 130 MW Cosmosquare data centre campus in Osaka, a 100 MW Keihanna campus in Kyoto, and a 30 MW Higashi Kurume data centre in Tokyo.

ESR Data Centre Fund 1, the group’s data centre investment fund, has $1.35 billion of equity commitments for digital infrastructure investment.

ESR Data Centres’ CEO, Diarmid Massey, said time-critical applications and future workloads in urban areas have created a need for data centres in Ariake, which is closer to urban population centres and existing data centre clusters.

In Tokyo and Osaka, there is demand for energy-efficient data centres to replace ageing digital infrastructure, Massey added.
